Monroe Street Market Update

As construction continues, it is much of the same in Blocks A and B at MSM. Excavation goes deeper and deeper as crews prepare the foundations for the larger buildings.  In Block C, two buildings are taking shape, with structural steel work underway.  This morning on the G8, I noticed masonry work on the East tower rising several floors above the concrete of the second deck. 

Utility work continues, as Pepco and Verizon set lines, blocking traffic on eighth. 

Bullish on Brookland

In 2010, UrbanTurf asked a group of bloggers, journalists, real estate agents and developers to share their thoughts on what "unsung" DC neighborhood would be 2015's hot spot. Two years later, they checked in with the group to see if they stood by thier 2010 picks.

Jim Abdo's pick: Brookland.  In 2010, he called Brookland, "one of the best-kept secrets in all of Washington."  Does he stand by it? 

Yes.  Mr. Abdo partnered with the Bozzuto Group to begin construction on a $75 million dollar project - Monroe Street Market.  His investment is a hefty endorsement of Brookland's future.  Adding retail and increased population density near the metro will add to the appeal of the suburban neighborhood.  Here's to 2015.

Monroe St Market - June Update

Construction rolls forward at Monroe Street Market.

Excavation and utility work continue at Blocks A and B.  Concrete is pouring to form the second floor of both towers in Block C, with masonry work set to begin soon.

Pre-leasing of apartments will begin next summer.

Monroe Street Market Retail

As construction continues at Monroe Street Market, neighborhood gossip swirls around the retail possibilities.  The first retail shell delivery will happen April of next year.

H&R Retail has put out the call for tenants.  The group is touting Brookland's strong incomes and high rates of home ownership, hoping to woo retail tenants.  H&R describes the project:

• Strategically located at the entrance to Catholic University of America and the Brookland – CUA metro station along Michigan Avenue, NE and Monroe Street, NE in Northeast Washington, DC. The site is bounded by Catholic University of America to the north, the Metro/CSX tracks to the east, Lawrence Street to the south and the Dominican House of Studies to the west.
• When completed, the five-block, mixed-use project will consist of approximately 718 multi-family residential units, 45 townhouses and over 80,000 square feet of retail along with 14,000 square feet of artists’ space and a 3,000 square foot community arts center. 
• Grocery box and street retail available
• Vehicular Access – traffic signals at Michigan Avenue, NE & Monroe Street NE, Michigan Avenue, NE & 7th Street, NE and Monroe Street, NE & 7th Street, NE

Monroe Street Market Update

Construction rolls forward on Monroe Street.  In Blocks A and B, excavation continues.  Crews will be digging at these locations throughout May.

In Block C, concrete on the garage deck is complete.  Over the next few weeks, we'll be able to see the first and second decks take form.

Architecture Students Tour Monroe Street Market

CUA - From Catholic University’s south side of campus along Michigan Avenue, a large crane can be seen looming in the sky. The methodical banging of a pile driver can be heard in the distance.

On April 12, a sunny and blustery morning, that active construction site along five city blocks served as a real-world classroom for a group of graduate and undergraduate students from CUA’s School of Architecture and Planning.

Monroe Street Market continues to rise.  In Block A, excavation continues as utility installation begins.  In Block B, the deep excavation continues.  And in Block C, the ground floor has been poured and the building continues to rise.
